Repairs
Fixing what’s broken, worn or not working the way it should. Indoors and out, one job or a list.
- Leaky faucets
- Sticking doors
- Drywall holes
- Loose tile
- Sagging gutters
MK Repair Co. works through the jobs that pile up in homes, rental properties and small business premises in Virginia and Florida. We explain what’s involved before we start, do the work properly, and leave the place tidy.
01What we do
Most properties have a list: the door that drags, the faucet that drips, the patch of wall someone keeps meaning to deal with. We fix what’s broken, keep on top of what’s wearing out, and make the small upgrades you’ve been putting off.
Fixing what’s broken, worn or not working the way it should. Indoors and out, one job or a list.
Planned visits that catch small problems early, for homes, rentals between tenants and premises that need to stay open.
Upgrades that make a room work better without turning into a renovation. You pick the change; we fit it properly.
02What you can expect
Small jobs deserve a proper job. This is how we work in your place, whether it’s a ten-minute fix or a full day on the list.
What’s wrong, what the fix involves and what it costs. You agree to it before any work begins.
Drop cloths down, furniture moved with care, dust kept where it belongs.
If the “small” job turns out to be a bigger one, we stop and talk it through with you before going further.
The room goes back the way we found it, minus the problem. Old parts and packaging leave with us.
A quick walkthrough, or photos if you weren’t home. Plus anything we noticed that’s worth keeping an eye on.
03How it works
No guesswork about what happens after you get in touch. Four steps, and you know where things stand at each one.
Use the request form or email us. Photos help a lot.
Some jobs can be priced from photos. Others need a quick look first. We’ll tell you which.
Scope, price and arrival time, in writing, before anything starts.
Then we walk you through what was done, or send photos.
04Three kinds of list
Same standards, slightly different lists. Here’s what each tends to need from us.
The list that’s been on the fridge since spring, worked through in one visit where we can.
Repairs during a tenancy and touch-ups between tenants, with notes and photos for your records.
Shops, studios, offices and clinics that need the premises working, planned around your opening hours.
06Quick answers
The questions people usually have before their first request.
Probably not. Small jobs are what we’re set up for. If it’s a quick fix, it’s worth checking whether anything else is on the list, so one visit covers more.
Yes, and it’s usually the most efficient way to work. Send the whole list. We’ll plan the visit around it and bring what we can predict we’ll need.
Not always. For many jobs you can arrange access and we’ll send photos when we’re done. If there are choices to make on the day, it helps if you’re there.
Work that needs a specialist trade license: gas lines and gas appliances, electrical panels and new circuits, HVAC systems, roofing, structural work, and mold or asbestos removal. If your job turns out to be one of these, we’ll tell you plainly.
Next step
One job or twelve. Tell us what needs fixing and we’ll come back with questions or a plan.
