What needs fixing?

01What we do

Three kinds of job. One tidy crew.

Most properties have a list: the door that drags, the faucet that drips, the patch of wall someone keeps meaning to deal with. We fix what’s broken, keep on top of what’s wearing out, and make the small upgrades you’ve been putting off.

02What you can expect

How a visit runs.

Small jobs deserve a proper job. This is how we work in your place, whether it’s a ten-minute fix or a full day on the list.

  1. 01

    We explain it first.

What’s wrong, what the fix involves and what it costs. You agree to it before any work begins.

  2. 02

    We protect the space.

Drop cloths down, furniture moved with care, dust kept where it belongs.

  3. 03

We fix the cause, not just the symptom.

If the “small” job turns out to be a bigger one, we stop and talk it through with you before going further.

  4. 04

    We clean up.

The room goes back the way we found it, minus the problem. Old parts and packaging leave with us.

  5. 05

We show you what we did.

A quick walkthrough, or photos if you weren’t home. Plus anything we noticed that’s worth keeping an eye on.

03How it works

From “it’s broken” to “it’s fixed.”

No guesswork about what happens after you get in touch. Four steps, and you know where things stand at each one.

  1. 01

    Tell us what needs fixing

Use the request form or email us. Photos help a lot.

  2. 02

We reply with questions or a plan

Some jobs can be priced from photos. Others need a quick look first. We’ll tell you which.

  3. 03

We agree the work and a time

Scope, price and arrival time, in writing, before anything starts.

  4. 04

We fix it and tidy up

Then we walk you through what was done, or send photos.

04Three kinds of list

Homes, rentals and the places you work.

Same standards, slightly different lists. Here’s what each tends to need from us.

Homeowners

The list that’s been on the fridge since spring, worked through in one visit where we can.

  • Sticking doors and drafty windows
  • Drywall patches and paint touch-ups
  • New fixtures, shelving and hardware

Landlords & property managers

Repairs during a tenancy and touch-ups between tenants, with notes and photos for your records.

  • Tenant-reported repairs
  • Turnover touch-ups before a unit is shown
  • Access arranged with tenants if you prefer

Small businesses

Shops, studios, offices and clinics that need the premises working, planned around your opening hours.

  • Doors, closers, locks and hardware
  • Shelving, fixtures and mounting
  • Wall repairs and paint between busy seasons

05Maintenance visits

A boring visit, on purpose.

A planned visit to work through the small stuff while it’s still small: caulk, gutters, hardware, alarms, drafts. Book one a season, once a year, or between tenants.

Example listFall visit · MNT
  • Clear gutters and check downspouts drain away from the house
  • Re-caulk around tubs, showers and sinks where it’s cracked
  • Replace worn weatherstripping on exterior doors
  • Test smoke and CO alarms, swap batteries
  • Tighten loose handrails and stair balusters
  • Drain and shut off outdoor faucets before the first freeze

06Quick answers

Before you ask.

The questions people usually have before their first request.

All questions

Probably not. Small jobs are what we’re set up for. If it’s a quick fix, it’s worth checking whether anything else is on the list, so one visit covers more.

Yes, and it’s usually the most efficient way to work. Send the whole list. We’ll plan the visit around it and bring what we can predict we’ll need.

Not always. For many jobs you can arrange access and we’ll send photos when we’re done. If there are choices to make on the day, it helps if you’re there.

Work that needs a specialist trade license: gas lines and gas appliances, electrical panels and new circuits, HVAC systems, roofing, structural work, and mold or asbestos removal. If your job turns out to be one of these, we’ll tell you plainly.

Next step

Got a list? Send it over.

One job or twelve. Tell us what needs fixing and we’ll come back with questions or a plan.
