Sheet 02 · Maintenance

Maintenance visits.

A planned visit to work through the small stuff before it becomes the expensive stuff. For homes, rental properties and small business premises.

01What a visit covers

Inside, outside, and your own list.

Every visit is planned around the property and what’s on your mind. These are the things we look at most often.

Inside

A

The wear points that fail quietly until they don’t.

  • Faucets, toilets and drains checked for drips, runs and slow drains
  • Caulk and grout around tubs, showers and sinks
  • Doors, latches, hinges and locks
  • Smoke and CO alarms tested, batteries swapped
  • Cabinet hinges, drawer slides and loose hardware
  • Wall dings, nail pops and paint touch-ups

Outside

B

The jobs weather makes worse every season they’re left.

  • Gutters cleared, downspouts checked
  • Exterior caulking at windows and doors
  • Weatherstripping and door sweeps
  • Fence boards, gates and latches
  • Deck boards and railings
  • Outdoor faucets opened up or shut down for the season

Your list

C

Anything else you’ve been saving up. Send it with your booking and we’ll plan the visit around it, bringing the parts we can predict.

  • Small repairs from the repairs list
  • Small improvements, like a shelf or a new fixture
  • A second opinion on something that’s bothering you

02After the visit

You get a written summary.

What we did, what we noticed, and what’s worth planning for next. With photos, so you can see it without climbing a ladder.

Useful for keeping track of your own home, and handy for landlords who need a record of what was done in each unit and when.

04For landlords

Turnovers, and the calls in between.

Between tenants the clock is running. During a tenancy, you need repairs handled without being the go-between for every message.

Turnover touch-upsBetween tenants
  • Patch and paint: nail holes, scuffs, picture-hook damage
  • Doors, locks and handles working and tight
  • Caulk and grout refreshed in kitchens and bathrooms
  • Blinds, screens, towel bars and fixtures replaced or repaired
  • Smoke and CO alarms tested and dated
  • Photos of every completed item for your file

How it works with rentals

We can work from your move-out notes, or walk the unit with you first and write the list together.

For repairs during a tenancy, send us the tenant’s contact details and we’ll arrange access with them directly, keeping you copied on every step.

Each job gets a short written summary with photos, so you have a record of what was done and when.

05For business premises

Keep the doors open. Literally.

Shops, studios, offices and clinics see more wear than most homes: more doors opened, more fixtures knocked, more scuffs per square foot.

Regular visits keep the small stuff from piling up: door closers adjusted, hardware tightened, walls patched, fixtures and shelving secured. We plan visits around your opening hours so customers don’t notice we were there, except that things work.

06Pricing

How maintenance visits are priced

Each visit is quoted once we know the property and what’s on the list. You’ll have the price before the visit is booked, and if we find something extra on the day, we ask before doing it.

Next step

Send your list (or tick the checklist above) and tell us about the property. We’ll come back with a plan and a price.
